Found my garages...I mean house

Just put an offer in on it. 2400 sq/ft, little over an acre, 3 bed/3bath, blah blah blah...but the best part is it has enough garage space for 7 vehicles...woot woot. 3 of the bays are attached and have 10' overheads. There's another detached garage with one bay that can hold another 3 rigs and has a 10' overhead. The other bay to the detached has an 8' overhead...that's where Bailee can park...haha. So by my count, I have 4 vehicles, Bailee has one...so I need to buy two more, otherwise I'm just wasting space.

And the only real interior shot I have on my phone. Just realized I have 45 pics of the 'house' and 40 of them are of the garages. That's why I took my mom and Bailee on separate showings, to make sure I wasn't just being bias due to the garages.

Cough cough...just outside city limits too...so no noise complaints. And there's about a 25ft wide 100yd long alley behind the detached garage, so I'm thinking shooting range.

Congrats Ben i hope the offer is accepted - you know once you get so many sheds like that the only way up is ........... bigger sheds!smilietease - less lawn to mow more time to spend on "projects" :) :)

On edit looking at that second pic i reckon that there's enough height to get a really cool F700 project truck in there ...... make a really good hauler for taking big red to shows eh.

^^^Amen brother. I couldn't care less about the grass...I just wanted room for the toys. My little bro owns his own commercial/residential property maintenance business as a side job...so once a week I'll probably make him a steak and get him a case of beer to handle greenery anyway.

Thanks...me too. Not as flashy as some of the houses I looked at, but that wasn't really a priority for me...I wanted the garages and storage space. The little lady fell in love with the interior, so who am I to keep her from what she wants...haha. There is some wallpaper that needs to come down, some baseboards and crown molding that needs to be revisited and some decided wood paneling was a good idea in one of the bedroom remodels. So there's some stuff to do...but you'll get that with any house.

Thanks Mark...I have no idea how they could give that up. And I was actually going to ask how to spruce up the detached...not a big cinder block fan.

Well...they just countered my original offer...we're 9k apart right now. It was listed previously for 3 months...didn't get a single bite. Re-listed now for 5 days with another agency, I'm the only offer so far. However, an offer that quick means it must be a gem and lots more offers will come in. So I'll cool off a bit on the negotiations and see where it goes. That house requires a very specific buyer, I see them coming back to me in a couple weeks if they're not willing to work down the price.

Dang Ben.....I'd buy that just for the garages...wow!

Love the hardwood floors.

Also, nothing wrong with countering back to within a 1000 of your original offer...let them know you're serious, but are sticking close to your price....9k doesn't seem that far off....that's like half of one of those garages, maybe less!

I agre, give them a little so they know you are serious, and also willing to negotiate while not giving up entirely. If you just sit back and do nothing, you are risking them thinking you don't care. If you are that tight on price, they will likely not push you too far, but you have to be willing to give a little too, that is part of negotiating. $1000 in real estate is like $1 to the normal world. $9000 isn't too out of line, but why not see what you can do? Worst that happens is you give up $1000 more, or they still say no. Like you say though, if it has been on the market that long, and with the additional sheds, it will be a specific buyer type, but it only requires one person that is willing to give up more to take it away from you.

Yeah...that's actually what I plan on doing. I just wasn't too sure how much more they're gonna come down at this point in time. They're only a couple grand over my 'walk away' number, so I'm sure we can get something done before Thanksgiving dinner. I'll give up another 2500 today...I just didn't want to seem overly anxious yesterday.

And yeah Ken...those garages were expensive. From the numbers I've seen, they were about 130k expensive...sad thing is, well good for me...around these parts you get about 15 cents on the dollar for garage builds.

I've got plenty of buddies that sink at least 30k in to a garage...only to find out it only added about 5k to resale value.
