Found my garages...I mean house

This is proving more difficult than anticipated. Third appraisal came back at exactly the accepted offer price (seller paid for 1st and third, I paid for the second...obviously mine came in significantly lower). Seller isn't willing to do any more negotiations. I'm not really comfortable paying 100% of appraised value, especially considering it's still 15k higher than my original appraisal. But appraisals seem to be a fawking joke anyway, but that's another topic. Monday I threw together 4 different scenarios I was comfortable with, and told them to pick one...I don't think they understood the directions. At the end of the day though, Bailee loves it...it provides the garages, which were my main priority. Maybe I'll see if I can't negotiate the seller paying 100% of closing costs.

Trying to decide if I stick to my guns, I did draw a line in the sand afterall. Or do I completely fold and figure remaining principal is still less than my lowest appraisal after I make the down payment. Or do I throw another bluff card out there, walk away and hope they come to me next time???
 
A 40' x 60' steel building with 16' ceilings and 3, 12' x 12' garage doors cost about $ 35k.

That being said, can you buy a different house that has enough property to put one on ?

I was looking that route too...the right house never really came along, or there were build restrictions or there was an HOA...but I was seriously looking in to it the whole time. Shoot, had I known how long this was going to take, 6 months ago when I was toying with the idea of building, I just should have...I'd darn near be in a house by now...to my spec.

I don't care what color you paint the interior. The exterior is gonna be a nostalgic motif. Been collecting old school traffic lights to hang, I've got a spare hood I planned on painting ford engine blue and stenciling the ford logo on. Also have a buch of old Ford/Gas/oil tins and plan on painting a big $$$ ford logo at least once on the side.

My oldest son's old boss has a house that fronts the interstate with a large garage. The garage has an old school red and white "Ford Trucks" sign above the garage doors. He says at least once a month, someone drives in from the interstate, and asks him to work on their vehicles. :D Just a word of warning. smilieFordlogo

I always find it humorous about how these "appraisals' never seem to match.. these guys are suppose to be licensed and know what they are doing. so why so much discrepancy ?

Its not like you are taking bids on a body shop or paint job.. they all should be pretty close to each other...

^^^That's what I thought. I figured for the price and the size of the house we're talking, maybe a 10k discrepancy across the board. I figured there would be some sort of standard these guy have to adhere too.

Appraisals are a joke. I account for Corporate Real Estate, and I assure you, appraisals are off by millions & millions & millions. They are merely a barometer, not something anyone should put stock in.

As the old saying goes, "It's worth what somebody will pay you."

My sentiments exactly...I just figured there would be some sort of standard for appraisals. When there's a 15% variance in most industries, somebody is going to lose their job.

And yeah...I'll probably end up paying, but I'm not just going to roll over to their number with nothing else. Never agree to something without getting something in return.

Well I guess that's over. Too much fighting to get the deal done. Told the seller to take what I was offering, or I was walking. They rejected and termination papers were issued. Back to the drawing board I reckon.

Thanks man. A bit of a gut punch after going back and forth for 2 months and they weren't being very giving. The seller just got a false sense of hope with the original appraisal being so high. I think my second appraisal was a bit low, and they're third appraisal was a bit optimistic, but I was willing to come close if they were willing to deal. They dug their heels in and expected 100% of the third appraisal and they weren't willing to do anything else. I blew right on by all the other red flags, and kind of feel relieved to have been smacked between the eyes with this one. Another house will pop up, spring is just around the corner and the market will be flooded again.

Least it's only a couple months... Good friend of mine spent way longer than that- I wanna say close to a year- chasing one before it fell completely apart.

Sucks though.

The one I loved before this one...my offer was accepted, then the house was donated the next day. Maybe I'm not supposed to buy a house...haha.
